What exactly do you guarantee?

Two things, both in writing, both before you appoint us. No other agency in Brisbane guarantees either one.

  • Performance … guaranteed speed, offers and/or buyer interest. If your home hasn’t generated higher buyer interest and/or one or more offers at or above your agreed market value and also hasn’t sold within the first 30 days of the campaign, you only pay half of our commission rate.
  • Presentation … guaranteed quality, quantity and lowest costs. A lower cost than any equivalent styling service, measured on our net final cost, or your styling is free.

The full conditions are set out in the questions that follow, and are given to you in writing before appointment. We would rather you read them than take our word for it.

What happens if our home hasn’t sold in 30 days?

You pay half our commission. That is the guarantee, and it is the reason we will not take a listing we do not believe the system can sell.

The discount applies where your home has not sold within the first 30 days of the sales campaign. One further condition must also be met over those same 30 days: buyer interest has not been higher than comparable local buyer interest (verified through realestate.com.au and our social advertising data), or no offer at or above the agreed appraised market value of your home has been received. Either one is enough.

In other words, we carry the risk of the campaign underperforming. Most agencies ask you to carry all of it.

What are your fees, and what’s included?

Three components, quoted as one package: marketing, staging and commission.

It is a low-cost, high-performance marketing and staging package built around your specific home. Once we have audited the property and know exactly what it needs, we quote a package whose net final cost is always lower than an equivalent service … and we guarantee that in writing, in your Home Staging Programme.

Nothing is payable until settlement.

What does the staging and styling actually cost us?

Less than any equivalent service, or it is free.

The comparison is made on our net final cost … the figure after every staging and styling fee rebate applied at settlement … exactly as set out in your written Home Staging Programme. If an equivalent service can beat that net cost, your staging and styling are free, fully rebated from our commission.

That is the presentation guarantee, and it exists because we own the inventory and run the styling in-house. We are not marking up a third-party stylist.

When do we have to pay for anything?

At settlement. Nothing before it.

Staging, styling and marketing costs are all deferred to settlement, and the deferral fee is rebated in full from our commission. A better presented home costs you nothing upfront and nothing extra.

Most sellers are asked to fund a campaign before they have any evidence it will work. We think that is the wrong way round.

What other additional costs should we allow for?

That depends on the home inspection. If your home needs rejuvenating, it is not uncommon to spend between 3% and 5% of its value on the items that decide how it feels and how it functions to a buyer.

Anything you spend there will either lift the value of your home by more than you spent, or stop you losing a far larger amount … which is what usually happens when the critical items are left alone.

We provide no-obligation preparation and presentation advice before listing, on top of the award-winning styling that is already included. But presentation is only the engine. It is the process an agent runs afterwards that decides whether you sell at market value or above it.

Would you suggest staging the property?

Yes. Every property needs staging and styling, and it is already part of what you are buying.

We have won 12 HIA QLD Property Styling Awards over the past 10 years, plus the International Home Stager of the Year title at RESA in 2020 … 13 major awards in total. No other agency in Brisbane is close.

Property styling is the single largest lever on the perceived value of your home. It sells the dream, and it shows buyers exactly how the property can feel and function. Buyers who do not have to imagine can decide immediately.

Why do you limit the number of listings you take?

Because it is the only way the rest of this holds together.

We allocate 1 furniture and listing installation per week … the opposite of the industry’s ‘as many listings as possible’ approach. It is what lets us put the best prepared, most attractively presented and best promoted home into your marketplace, every single week.

How do you market to interstate and international buyers?

We do, but keep it in proportion: roughly 95% of buyers come from 1 to 2 suburbs away from your home.

We use every major portal, current AI-assisted online marketing, and one of the largest genuine social followings of any agent in Brisbane … approximately 40,000 warm, real followers across our Instagram and Facebook accounts.

We do not spend your money on marketing that looks impressive and does nothing. We only use what we can measure.

How long before you can commence advertising the property?

Generally a minimum of 4 weeks to prepare the marketing and staging … furniture selections, booking external suppliers, and allocating an installation date.

If your home needs rejuvenation first, the lead time is longer and depends on the trades and the work involved. This is the part sellers underestimate most often.

How many weeks should we budget to sell our house?

For a home like yours, in your location, we would expect a sale inside the first 7 to 14 days.

Our 12-year average is 8 days. Over the last 5 years it is 5 days. The guarantee is written at 30 because that is where we are prepared to put our own money, not because that is what we expect.

Should we place an asking price on the listing?

No. We start every campaign with a FOR SALE price. A price either places an anchor under your result or a ceiling over it.

If you want to control the price outcome, you cannot open with a ‘price guess’ built from theoretical comparable sales. Setting an asking price is the high-risk option, not the safe one.

Un-priced homes do not deter enquiry when the home is well presented and properly marketed. Agents who believe you need an advertised price to attract buyers have little experience with high-calibre homes. We have historically had more attendance at our first open homes than most agents we know, and we have never started a campaign with an asking price.

We do give every buyer price guidance when they enquire. There are specific reasons for that, and we are happy to walk you through them.

What are the 2 numbers on our home?

Every portal and every appraisal gives you 1 number. Your home has 2, and the gap between them is the entire reason to be selective about who sells it.

FMV is your Fair Market Value … what the evidence supports today, roughly what an ordinary campaign reaches. AMV is your Above-Market Value … what a buyer pays when they are competing rather than negotiating alone.

That is what the formula 5P = 3A describes. The 5 P’s drive the 3 A’s … Attract more buyers, Accelerate market feedback, Amplify competition … and the 3 A’s are what expose both of them. Almost every home we sell finishes above its market value.

What buyer management and negotiation strategies do you use?
  • Interpretation of buyer interest data to find the market value inside the early-phase optimal selling window.
  • Specific emotional negotiation techniques, including urgency scripts and genuine scarcity dialogue.
  • Price Zone Pitching, to draw out a larger number of offers and make sure none of them is inhibited by a ‘price anchor’ or a ‘price ceiling’.
  • An online offer management system, transparent or non-transparent as the campaign requires, that lets every buyer revise their price and their conditions as we race to the top.
  • Technology that manages urgency and offer transparency in a way every buyer finds easy to use … which is what keeps them competing.

Buyers feel the impact of a competitive environment whether the competition is real or merely perceived. That is what lowers both the time risk and the financial risk of your sale.

What sales method would you suggest, and why?

Not a public auction. Auctions carry a high time risk and a high financial risk, and there are safer ways to reach the same result or better. Traditional private treaty has its own problems.

Every conditional buyer is excluded from the contest before it starts, which is the opposite of what you want in the room.

The top bid gets anchored … The highest bid is tethered to the second

There is very little gap between the highest and second-highest bid at the end. A non-transparent process routinely opens a large gap between the two.

Control moves to the buyers … Total transparency works against you

Everybody in the room can see exactly where they stand, so nobody has to reach. That is a buyer’s advantage, not yours.

We use a hybrid … the best of private treaty and the best of auction. It delivers consistently whether there is 1 outlier emotional buyer or 20. An auction with 1 emotional bidder is dead in the water.

Our online offer management system sits underneath it, so we can be as transparent or as non-transparent as the campaign requires. A public auction gives that control away permanently.

Average days on market is the most useful performance metric available, and the only one that shows whether an agent performs consistently.

Volume tells you nothing. An agent who lists 200 homes and sells 100 looks busy, but that is a 50% failure rate, and it says nothing at all about price.
