The 5 Critical Steps You Need If You Want To Discover Your Home’s THEORETICAL, REAL & ABOVE-MARKET Value
Part One — Your Theoretical Market Value
Step 1 — Online Auto Valuations (The Starting Point)
Why: this is what buyers see. When it’s useful: if your home has been owned 15 years or less without significant renovations. What’s useful: the range, not the ‘price guess’. The range gauges what a low-calibre home on your land is worth versus a high-calibre one — the algorithms are far sharper on land value than on the state of the house itself. Multiple data engines (CoreLogic, PropTrack, property.com.au) routinely disagree, which is the clearest illustration of how inaccurate these services are.
Step 2 — Street or Building Reports
Standalone houses: a Street Sales Report — search your street name and suburb followed by ‘street report’ to see every sale in chronological order. Apartments/units: a Building Profile — search your building’s street-number address (not your unit number) plus ‘building profile’ for every unit sale in the block. This is exactly what your buyers know and do, so you need to know it too.
Step 3 — Price Spectrum Reports
Three spectrums every prospective seller should build — all free on standard listing sites. First, a 1×1×50 analysis: all sales in the last year, within a 1 km radius, roughly 50% below to 50% above your rough value, sorted highest to lowest to form a spectrum. Then find where similar-value homes sit by working in from the superior and inferior ends. Second and third, stress-test it with the ‘home calibre’ spectrum (lock in your bedroom count) and the ‘land calibre’ spectrum (lock in a similar land size).
Step 4 — Calibre of Land & House Analysis
With your street/building report and all three spectrums generated, your home’s price zone should almost jump out at you. These reports tell you what buyers are currently getting for their money in every price zone — the exact work every active buyer does — so you begin completely in sync with the market. Critical: if you want your campaign to be a ‘race to the top’ rather than a ‘race to the bottom’, you have to start at the most realistic, current market price point.
Once you understand your home’s theoretical market value, you’re halfway to discovering its real market value. The next step is what closes the gap.
