We have our 1st of 7 installs on Feb 7th so we will be hitting the ground running on our return, albeit a bit jet-lagged! Glad we selected and packed the first 3 homes for 2025 before we ended 2024 🥵🙏

Well that’s a wrap for 2024.
Here are my top 9 posts for the year. It’s lovely to see that you like to see my beautiful boys more than pretty pictures of the homes we style and sell. People always trump ‘things’. And there’s the front entrance of the first home we sold under the Cape Cod banner more than 10 years ago, still being so loved 🙏 Very special.
As a family, we will be scattered all over the globe this festive season. Kristian is in Japan, immersing himself in the language, with a slight change of plans due to his injury. We are devastated for him and supporting him from afar … but he is determined, so brave, so stoic and staying on. We look forward to sharing his Japanese adventures with you over at @therussellfamilytravels
Brynley has one day off (no surprise) and will spend it with Emma’s family, closer to his work. Brynley and Emma move to far North Queensland in January to both work in Emergency Medicine and Anaesthetics.
Luke and I are heading off at the end of December for a month. The Australian dollar is absolutely woeful so even though we will miss travelling with our tribe, it will be more ‘manageable’ with two rather than five! To think the dollar was parity less than 10 years ago and now it’s almost double. I think we will stick to one meal a day … and we will try not to be sooky, reminiscing parents and enjoy our time together. We’ve travelled together as a family for the past 27 years, so it’s time to mix it up a bit!
I want to say thank you to all our beautiful clients who trusted in us to sell their precious homes this year. We’ve achieved such amazing results this year … but it’s a team effort. Our sellers put so much effort in behind the scenes when we swoop in pre listing to tell them what’s needed to be done, before we obsessively scheme the interiors back at the shed! A huge effort for all parties. And a big thank you too to our wonderful suppliers who have supported us in providing truly the best all inclusive real estate service in town! Even if I say so myself 👊

It’s more than just foofing cushions. Staging and styling a home to achieve a maximum sales outcome for a seller is truly a Science. There’s a Science behind the process of The Presentation and The Sale.
And I’m glad that I have been able to put my B.Sc degree of 1986 to good use in my daily work. No education is ever wasted!
Let’s have a look at how the ‘Scientific Method’ can be applied to Real Estate!
In the Scientific Method, one must first ask a question … or a few questions. Questions that can be measured and quantified. And we do measure everything. We are data junkies. Because THE DATA NEVER LIES! RESPECT THE DATA and you won’t miss your highest price.
But first, questions.
1. How, What, When, Who, Which, Why, or Where? Who is our demographic? What is most important to them in a home? Which member of the family is going to make the buying decision? Why will they choose this home over the competition? Where in the home do we have to overcome impediments, buyer objections? What does the seller need to do to the home to optimize the presentation and minimize the perceived impediments?
2. Then the Scientific Method requires extensive research. Recent sales, suburb trends, research on not just similar properties but on what buyers CAN GET FOR THEIR MONEY, and what buyers will focus on with respect to the impediments of the home. Hard research that is fed back to the sellers BEFORE they even decide on whether they want us as their agents. The hard discussions, the real real estate truths. Informed sellers make better selling decisions.
This information not only formulates our approach to selling the home but impacts the way we approach the staging and presentation of the home.

When we paint the weathered decks, change the purpose of some rooms, take the focus off something, create a different focal point, brighten up the lighting, etc, we will overcome the impediments we currently see that will distract the buyers from the real beauty of the home.
