PROJECT DESCRIPTION

Townhouse 1, 36 Yeronga Street was one of three 30 year old town homes in the Brisbane suburb of Yeronga.

The seller was provided with rejuvenation advice prior to the implementation of our property styling services to optimise the entire sales campaign.

This project was a FULL home staging and styling project.

ADVICE AND PRODUCT CHOICES

The product choice/rationale was centred around the appeal this homne had to first home buyers.

Use of a modern, striking, black-accented colour scheme complemented the black trims and accents in the raked ceiling and joinery.

The seamless connection of the paint colours and furniture selection created a ‘wow’ factor that made this home stand out over and above any comparable sized or priced property in the local Yeronga area.

The furniture and accessory selections transformed the key living and dining areas into highly functional, and highly desirable, lifestyle zones.

Key furniture and accessories:

• As the apartment had only one living space the impact of furniture selection and placement in this living space was imperative.

• The advice was to create a nostalgic chalet-style scheme where the rafters were painted black (from their original brown tone) and where all furniture pieces were in-sync with this theme. Striking tropical art in black frames created a focal point on entry and was complemented by a black console and modern and fun rattan mirror that reflected light and created a sense of space. The living room furniture was positioned to ensure ease of flow to the rear patio that featured lounge furniture as well as a full sized 6 seater dining setting to encourage entertaining and to illustrate the home’s genuine capacity for spacious living.

• A smaller 4 seater dining table and chairs was positioned off the galley style kitchen to enable inside dining close to the food prep area.

• The upstairs bedrooms were styled to appeal to first home buyers with a neutral and inviting master bedroom and a fun and colourful second bedroom for guests for children.

CHALLENGES AND LIMITATIONS

The key impediment for this town home was the fact it was quite a small 30 year old home. To overcome this impediment advice in relation to rejuventation (colours and repairs) and the used of modern, high-end furniture and accessories was applied to all living and outdoor spaces.
